I have created a reference image to explain how home storage will work:

http://www.haelrahv.com/home_storage_ex.gif
The squares in this image represent capacity for furnishings. Each piece of furniture will use up 1, 2, 3, or 4 squares. A small chest would be 1, a large bed would be 4.
If the furnishing has capacity (i.e. a chest versus a lamp) it will hold squares x 4 items. So for furnishings of size 1, 2, 3, and 4 that is 4, 8, 12, and 16 items, respectively.
NOTE: Lawn rooms can hold furnishings (lawn furnishings) but do NOT have storage capacity, ever.
You can quickly determine a few points here.
1. The max items a home can hold are 32, 96, 160, 288, and 448 if you use ALL of your space for container type furniture. Note these values are different than numbers I had previously posted.
2. You sacrifice some container space if you want fluff like standing lamps, so wise designers will balance this as appropriate. For some people, a good look is more vital than high item storage capacity. Still others will like their home to serve as a warehouse. _________________ "Wise men talk because they have something to say; fools, because they have to say something." -- Plato

I don't think I understand this right. I see some furniture holding 6 items...but...that can't be right? _________________ "I reject your reality and substitute my own!" -- Adam Savage
